Driveway Approach Permits and Adjustments

BRAND provided land use and project management services to gain approval for Class 2 Adjustments and Driveway Approach Permits to accommodate the United Way Cottages United project. The project goals were cottage style housing on three properties focused on serving seniors in Salem, providing much needed low-income housing. On March 16th, 2022 the City of Salem adopted code revisions to be in compliance with House Bill 2001 which focuses on the missing middle housing and allows a more diverse and flexible housing type to be placed in single family zones throughout the city. BRAND partnered with United Way to be one of the first applications for such a development in the City.
Multifamily Site Plan Review and Design Review

BRAND provided land use and project management services to obtain site plan review, design review, driveway approach, and adjustment application approvals for the Blossom Apartments. The project includes 90 new multifamily dwelling units, onsite amenities including a clubhouse, centralized sports court, and dog park. No detail was overlooked from the pedestrian amenities to the tree lined driveway entrance. Blossom Apartments will be a beautiful new development in northeast Salem.
Conditional Use Permit and Property Line Adjustment

BRAND provided our client with land use services for a consolidated application including a property line adjustment/replat, conditional use permit, and a variance to the riparian buffer to reconfigure three platted lots into two properties for the future development of two single-family dwellings, each on their own property. Historically, the property was developed with a motel. The motel was lost in the devastating fire of 2020. BRAND's clients were very invested in the rehabilitation efforts taking place in the City of Detroit following the fire of 2020. Though the property was previously utilized as a commercial use, due to the existing features and surrounding uses, the property is better suited as a residential use.
12-Unit Multifamily Development

BRAND assisted our client with presenting a consolidated comprehensive plan map amendment, zone change, class 3 site plan review, class 1 design review, five class 2 adjustments, and two property line adjustments to achieve the goal of redeveloping an existing cottage development site and single-family dwelling into a 12-unit apartment complex which will add affordable dwelling units in Salem.
Multifamily Site Plan Review

BRAND assisted our client with obtaining approval of a consolidated application, including a Class 3 Site Plan Review, Class 1 Design Review, and Class 2 Adjustments. The project added eight multifamily dwelling units to an existing multifamily development. The infill development posed zoning code challenges which BRAND and our Client worked out collaboratively with City Staff leading to the successful completion of this project.
